Work is well under way at the 230 hectare Kenton Eco Estate situated near Kenton-on-Sea where just 100 of the 330 stands remain available for purchase.
According to Michael Wilmot, area principal for Pam Golding Properties, 70 percent of the stands — which incorporates 2.5 kilometres of unspoilt beach — sold soon after launch.
The remaining stands, each approximately 850m², are currently priced from R575 000 to R1.65-million. "These are pre-proclamation prices and once all services are installed and completed owners will take transfer of their properties and prices are expected to increase," says Wilmot.
Emphasis on sound eco building practices
"Located within easy reach of Port Alfred and Grahamstown, just 130 kilometres east of Port Elizabeth and in close proximity to the Addo Elephant National Park and Big 5 game reserves such as Shamwari and Kariega Park, Kenton Eco Estate offers not only the ultimate in outdoor living, it is also home to abundant fauna and flora, including nesting fish eagles and dams with otter families. Sites are discreetly positioned within enclaves of natural bush and grassland — with no walls or fences. There's a strong emphasis on sound eco building practices such as solar geysers and replanting after construction and houses will be built from natural materials within architectural guidelines," he says.
During a recent visit PGP CE Dr Andrew Golding described the project as one of the Eastern Cape's premier developments — a quality estate which offers first class infrastructure and an idyllic lifestyle.
"Buyers to date are drawn by a combination of the appealing lifestyle in a sub-tropical climate — with many relocating from busy city areas to a more tranquil environment — as well as the sound investment potential of this development, particularly when compared to other coastal developments," says Wilmot. "Kenton is a growth area with a strong emphasis on eco tourism and with access to a broad range of facilities including the new shopping complex in nearby Port Alfred and top educational institutions in Grahamstown.
"In addition, residents will have access to world class technology via PD Connect — pre-installed communication infrastructure via fibre optic cabling that allows each home the full suite of internet connectivity to the highest standard currently available, meaning that those working from home have the world at their fingertips — with the likes of video conferencing readily available," he adds.
Kenton Eco Estate represents a total investment of R1.2-billion
At completion this project will represent a total investment of approximately R1.2-billion. Services — at a cost of R100-million alone — will be installed by the end of October (2008) after which the new owners will be taking transfer. The gatehouse, perimeter security fence and boundary wall, boardwalks and infrastructure will be in place by 15 December (2008). The R6-million gatehouse, which is to be officially opened later in December, comprises a double storey building of 400m² with spacious facilities for the administration and security of the estate.
The estate includes almost 10 kilometres of immaculately paved roads installed by civil contractor WBHO. The quality road infrastructure is augmented by a state-of-the-art water borne sewage system, sophisticated electrification including low diffused street lighting, a world class sewage treatment plant and the highest level of security with electrified front wall and boundary fences with infrared dome cameras and strict access control via electromagnetic access cards.
The architectural design style of the homes has been very well received. Leading architects FD Theron of Kenton-on-Sea have compiled the architectural standards with houses to be constructed from attractive, natural materials. Home owners will enjoy spectacular views of tranquil white beaches and the valley which teems with wildlife and birdlife. Construction of the first homes will begin in early 2009.
Buyers at Kenton Eco Estate receive automatic membership of the Royal Port Alfred Golf Club. Boardwalks lead directly to the beach while walking, jogging and cycling paths ensure that residential sites are closely linked with the indigenous bush, game, coastal dunes and beautiful beaches. Other activities include water sports, fishing and whale watching.
